There is so much information available today.  If you want to fix your sink, or learn about a platypus or value your Costa Mesa home, it’s all out there on the internet for you to learn about.

There are many sites that publish information about Costa Mesa homes for sale and homes that have recently sold like Zillow or Trulia to name a few.  As a Costa Mesa seller this certainly gives you a basis to start from in valuing your home, but it doesn’t give you the whole picture.

It doesn’t help you assess the market absorption rate (the number of months it would take for all homes currently on the market to sell).  In many cases, you won’t have the private agent information, and often there are not enough pictures to assess the true condition of the house.

Sometimes, if a Costa Mesa home is a little unusual, for instance a detached condo or an attached single family home, it may be even harder for you to value your property on your own.

Further, Zillow will tell you that in Orange County, approximately 85% of their Zestimates are within 20% of the sales price, and that they have a median error of 7.5%.  So on a $500,000 home, their Zestimates may be off as much as $100,000.

If you have hundreds of homes to pick from, which ones are most comparable to yours?  If you have several that are short sale, should they be evaluated any differently from any equity seller?  What about REOs?  What if no homes have sold in your neighborhood recently, then what do you do?

There is so much information on the internet, but how can you use it properly to evaluate the value of your Costa Mesa home?

Zillow itself says that its Zestimates are just a starting place. If you’re considering selling your Costa Mesa home or just want to know it’s value, it’s best to get the opinion of a real estate professional rather than attempting to drink from the firehose known as the internet to get a value for your home.

He points out that several years ago, people were very eager to buy homes because prices were going up, but not despite low prices and low interest rates, people are concerned about buying because prices may go down.  Warren Buffett believes this combination makes it a good investment. He recommends buying single family homes both for living in and for rentals or income property.

 When you first start your home for your Costa Mesa home, you probably have some idea of what you’re looking for:

  • Bedrooms
  • Bathrooms
  • Neighborhood
  • Price

 

You start out excited and ready to go, but after going out to look out homes a few times and seeing nearly a dozen, if you haven’t found “the” Costa Mesa home for you, you may be feeling discouraged.

Saving Huntington Beach Homes from Foreclosure

 

Waiting until the last minute to stop a foreclosure is definitely not the best way to do it.  It adds stress to all parties, but sometimes owners do just that.  This is a potential short sale for me, and the owner has been hoping that he could avoid that or foreclosure and have a loan modification.

However, after speaking with the owner and learning that he had been unable to reach his loan modification negotiator regarding the postponement of a sale the following day, I jumped in and  learned that this owner’s loan modification had been cancelled 24 hours prior to the foreclosure sale date.  When I learned this, it was 4:00 in the afternoon.

I began making phone calls to several different departments of the servicer and then reached out to the investor.  I also, Tweeted and received a response from Bank of America’s social media department.  Steven Fox was amazing.  He listened to my predicament, and explained that there were limited options because there was so little time, but he already had somebody in mind to contact for my client.

Fast forward to 7:15am, I received a call from the BofA requesting additional information as quickly as possible.  Though no promises were made, they worked with me understanding the urgency.  Finally, working together, we were able to get the foreclosure sale date postpone just two hours before the foreclosure sale.

Costa Mesa Parks – Fairview Park

 

Fairview Park is located on Placentia Avenue next to Estancia High School and is near the end of the Santa Ana River Trail.

Aside from being a great place to just bike, this park offers many incredible amenities. It has room up top for kids to run and fly kites, kick soccer balls, and generally have a great time. 

In the summer Fairview Park hosts Costa Mesa’s Free Concerts.  In addition, there is an area to fly remote controlled airplanes.  There are also hills that frequently have children and adults alike enjoying mountain biking and jumping.  With 208 acres, there is lot of space in Fairview park for everything from walking your dog, to flying your RC plane, to riding model trains, to just getting out and expending some energy and enjoying a beautiful day.  In addition to the activities we enjoy today activites, the park was once home to The Indians of Lukup.

Fairview Park has both an upper and lower mesa and can be used to access the Talbert Nature Preserve and the Santa Ana River Trail.

Over the last couple of years, there have been improvements made to Fairview Park via Fairview Park Wetlands and Riparian Habitat Project.  These include the restoration of approximately 17 acres of riparian habitat. Once completed, the project will include new trails from which we can enjoy the natural habitats.

So, you’ve decided it’s time to buy a Costa Mesa home, and you’re thinking about what you really need.

Perhaps you’ve been pre-approved or you know about how much you want to pay monthly, and so you’ve come up with a purchase price.

Now, you’re trying to decide what’s important to you.  I always sit down when people are considering buying a Costa Mesa home to ask several questions.

It’s important to consider what’s important to you in buying a Costa Mesa home, and it’s also important to try not to buy obsolescence.

And, you’re probably wondering what “buying obsolescence” means.

For instance, most buyers these days expect want demand at least 1.5 baths in a home, so if you’re thinking that you could “live” with just one bedroom, you might consider what that might do to your pool when you’re ready to sell your Costa Mesa home.

Other things to consider might be choosing an open floor plan if that’s an option as many people today prefer an open floor plan to, for instance, a formal dining room.

When you’re buying a Costa Mesa home, make sure to consider how other buyers might look at it later when you’re ready to sell it so that you don’t have problems selling an obsolete home.

When you’re considering selling your Costa Mesa home, your Costa Mesa Realtor will likely make some suggestions to “stage” your home and make it look its best.

This is one of the services that I offer to my Costa Mesa sellers.  And, I will typically walk through and make numerous suggestions from small to big things that a seller can do to make their Costa Mesa home more attractive to the largest number of buyers.

One of the easiest things to do is paint, and I often recommend this.

So, you’re wondering what does this have to do with doing as I do and not as I say?

My home is fairly colorful, and I have many strong paint colors and even a mural on a wall.  This is not what I would recommend for a Costa Mesa home seller.  When I sold a friend’s home a few years ago, she commented that my home did not look at all as I was recommending for her home. I had to point out that my home isn’t for sale, and I am living in it, and it is currently decorated according to our tastes.

If your home isn’t for sale, then it’s fine to decorate it to your own taste and enjoy it, but if selling your Costa Mesa home for the most money in the shortest amount of time is what you want to do, then it may be time to make some changes.

If I were to sell, my home would not look as it does now, but since I’m not selling it right now, I’m going to just enjoy it. So, for now, if you’re selling your Costa Mesa home, you’re better off doing as I say and not as I currently do.

Westside Costa Mesa Homes

 

The soouthwest portion of Costa Mesa is better known as the Westside or Westside Costa Mesa, and it is a wonderful area of Costa Mesa which borders both Newport Beach and Huntington Beach. It is typically quantified as being West of Newport Boulevard.

It encompasses Fairview Park and the Talbert Nature Reserve.

It has a wide mix of homes ranging from single family homes, to condos and apartment buildings. The homes overlooking the bluffs have beautiful views of the ocean and wildlife in the Santa Ana River.

Most Mesa Verde Costa Mesa homes were built in the 1960′s and 1970′s, with several of the homes actually built right along the golf course.

Mesa Verde is bordered by Fairview Regional Park and the Costa Mesa Golf Course on the south, Harbor Boulevard on the east, the Santa Ana River to the west, and the 405 (San Diego Freeway) on the north.

The Mesa Verde neighborhood of Costa Mesa was largely built around the Mesa Verde Country Club, a private club and golf course Costa Mesa Country Club, which is a public course, is also located within Mesa Verde’s boundaries.

The Estancia Adobe, built in the late 1800′s is also located within Mesa Verde in Estancia Park, and provides insight into the history of this wonderful area of Costa Mesa.

Eastside Costa Mesa is a charming area of Costa Mesa which borders Newport Beach, and, as a result, tends to have higher property values than some other areas of the city. It is bounded by Irvine Boulevard on the east, Newport Boulevard on the west, 15th Street on the south and Mesa Drive on the north.

Most of the original lots in Eastside Costa Mesa are around 10,000 square feet, a large size lot in Orange County, which allows for space to expand smaller, older homes if desired. Many of the lots have been cut up with more homes or condos replacing the older homes.

Eastside Costa Mesa is known for wide streets and lovely, mature trees, homes with picket fences and an eclectic mix of different types of homes. It also has 17th Street, Triangle Square and Costa Mesa Courtyards nearby for shopping and restaurants.
