Can I Paint My Costa Mesa House Purple and Have a Pitbull?
Buyers have many things to think about when they are buying a home. One thing that they don’t always give enough attention to is the rules of their homeowners’ association.
Maybe you have 6 cats and 2 dogs. Maybe you’ve been dreaming of painting your home every color of the rainbow. Whatever you desire, be sure that the home you plan to buy will fit into your dreams.
There are zoning rules and building laws in each city, but in addition to those, any home or condo that has a homeowners’ association and/or covenants, conditions and restrictions (CC&Rs are the rules of the homeowners’ association), has additional rules by which buyers and owners in the association agree abide.
Sometimes when I give the CC&Rs to a prospective buyer, they ask if I will read them for them and tell them whether they’re okay.
This is not a decision that I can make for them. I don’t know if they want to paint their home purple or if they want to have a pitbull. If the association requires only a neutral color pallet for exterior paint or expressly forbids pitbulls or dogs over 25 pounds, then it is not going to be a good fit for the person who wants a purple home and a pitbull. On the flip side, if you don’t want your neighbor to paint their home purple, perhaps you want to make sure that the CC&Rs prevent this.
It’s important for a buyer to read the association rules and be sure that they are comfortable living with them.
If you don’t want an association to add to the rules with which you must live, many single family homes in Costa Mesa do not have homeowners’ associations or CC&Rs.
