Everybody’s home is special to them, and we all want to get the most money possible for it.  However, overpricing your home will usually defeat this desire.

Perhaps you believe your home is different from the others in the neighborhood, it has upgrades, a corner lot, etc.  All of these make a difference in the value of the home, and yet, there is still a price that the market will bear for your home.

If you price your home much beyond the market price, your home is likely to become stale on the market as it sits there without offers.  If this happens, you will likely have to reduce your price before you receive an offer.

The biggest problem is that the longer your house stays on the market, the fewer people will view it and those that do will attach a stigma to it solely because of the length of time it’s been on the market.

If you price your properly correctly the first time, you will sell quickly and not lose money resulting from becoming stale and stigmatized.

Do not fall into the trap that a buyer will pay whatever you ask for your house if they really like it.  Usually, the buyer will be obtaining a loan, which will require an appraisal.  If the appraisal comes back in under the purchase price, the buyer will negotiate with you to bring the price down to the appraised value.

Sometimes, sellers believe that a cash buyer will pay whatever price if they like the home.  Most cash buyers know the value of the properties they are buying and expect to receive a discount because they are paying cash.  Most will not pay a premium over the current value unless it is a one of a kind home or a particular view that is unavailable in other homes in the area.
