Relocating to Orange County

The goal is not to sell you on California. It is to help you make a decision you feel good about long term.

The People Who Move Here on Purpose

Everyone knows the story. People are leaving California, the headlines have been running for years, and the numbers behind them are real. More people leave this state each year than move in from other states. That has been true for a long time, and if someone tells you otherwise they are selling you something.

Here is the part that gets lost. Census Bureau figures put 422,075 people moving into California from other states in 2023, and the single biggest source of them was Texas. The state everyone is supposedly fleeing to is also the number one source of people moving here.

I am giving you the full picture because I want you working with the real one, not the cherry-picked version from either side of the argument. The exodus is real. So is the other direction.

What I notice about the people who move here on purpose is this. They are not moving for a postcard. The ones who arrive expecting a fantasy are usually the ones writing the angry "I left California" posts three years later. The ones who stay tend to have a real reason. A job that is here. Family that is here. An income that travels with them and a lifestyle they have tested, not imagined.

The Difference Is Not the State. It Is the Preparation.

The people who do well have done the math in both directions. They know a dollar buys less house here. They have priced it out line by line and decided the coast, the climate, the career or the family is worth what it costs. That is not denial. That is a decision.

Moving here without running the numbers is how people end up bitter. Running the numbers and choosing it anyway is how people end up happy. The difference between those two outcomes is not the state. It is the preparation.

If you are moving here, or moving back, you are not arriving into a discount. You are arriving into a market where demand has generally outlasted every negative news cycle, which means preparation matters more here than almost anywhere else.

California is not for everyone. I have said that in almost every video I make, and I mean it. Wanting to live here is not enough on its own. But for the people it fits, there is a reason this state has been worth the price of admission for four generations of my family.

What We Work Through Before You Tour Anything

Three things, in this order.

  • Your numbers, before you fall in love with a neighborhood. Not the purchase price. The monthly figure, and how it sits inside the rest of your life.
  • What your equity from another state translates to on this coast. This is the conversation that decides most relocations, and it is the one people put off longest.
  • Which communities fit your life, instead of the famous zip codes. The names you already know are not always the answer, and four cities an hour apart on a map can be four different decisions.

Only after that does touring make sense, and touring does not require you to be in California. I have done remote tours for out-of-state buyers before. The full buyer process is here, and it runs the same way whether you are moving across town or across the country.

If you still own a home somewhere else, that sale is half the problem and it does not solve itself. I have a strong network of agents I trust across the country and I am happy to point you in the right direction.

Four Cities, Four Different Decisions

I work across Orange County including Newport Beach, Costa Mesa, Huntington Beach and Irvine. People arriving from out of state often treat them as interchangeable. They are not.

  • Newport Beach is a place people plan vacations around. Living in it is a different thing.
  • Costa Mesa: where you live in it changes how you experience it, and that is the part most people moving here figure out too late.
  • Huntington Beach was built on land nobody wanted. An oil field, a swamp, and a set of encyclopedias.
  • Irvine is one of the most master-planned cities in the country, and that single fact explains most of what people notice about it.

I grew up in Newport Beach and have raised my family in Costa Mesa for thirty years, so these are not four names I read about.

What This Is Not

The goal is not to sell you on California. It is to help you make a decision you feel good about long term.

This page describes how I generally work with people relocating here. It is not legal, tax or lending advice. I am a practicing California attorney, but when I am representing you in a purchase I am acting as your real estate broker and not as your attorney. Tax questions go to your CPA and loan questions go to your lender.

Frequently Asked Questions

Is California losing people?

Both things are true at once, and the headlines only report one of them. More people leave California for other states each year than arrive from them. That has been true for a long time. At the same time, Census Bureau figures put 422,075 people moving into California from other states in 2023, and the single biggest source of them was Texas. The exodus is real. So is the traffic in the other direction, and nobody puts the return trip in a headline.

What will my equity from another state buy here?

That is the conversation that decides most relocations, and it is the one people put off longest. A dollar buys less house on this coast than it does in most places people move from, and the honest answer depends on your number, your timing and which of these cities you are looking at. It is worth having before you start touring rather than after, because it is the question that turns a want into a plan.

Can you help me sell the home I own now, somewhere else?

Not directly, because I am licensed in California. But that sale is usually half the problem and it does not solve itself while you look at houses here. I have a strong network of agents I trust across the country and I am happy to point you in the right direction, so both ends of the move are being handled by someone who knows that market.
